By default, we conduct property inspections every six months, but we are happy to perform them more frequently if our property owners request it. Our goal is to provide our tenants with a hassle-free rental experience, and we use technology to improve the quality of our services. For instance, tenants can pay their rent using direct debit or email money transfer, and they can access rental receipts and submit maintenance requests through the account portal we provide to them.

Steps to Renting with Us

1. Contact Us

We will connect you with one of our leasing agents who will help to ensure that this is the right property for you.

2. View Properties

Arrange with our leasing agent to view the property.

3. Fill Out a Rental Application

Tell us about yourself and the people living with you. Please be prepared to provide employment and landlord references.

4. Sign Lease and Arrange Deposit

Sign a lease and submit your security deposit through one of our convenient methods.

5. Move In

Once all of the above are taken care of, you will be given a move-in date.

Property Cleaning List for Tenants

To ensure the timely return of your damage deposit, we request that tenants thoroughly clean the property before vacating it. We have prepared a comprehensive cleaning guide to assist you in this process. Following these guidelines can help ensure that the property is left in good condition, and that your deposit is returned promptly.

Kitchen
  1. Refrigerator: Please clean both the interior and exterior of the refrigerator, including the racks, drawers, and shelves. Make sure to clean the grooves of the rubber seal.
  2. Stove: Clean the hood, control panel, burners, burner pans and rings, oven, oven racks, and sides.
  3. Behind Appliances: Pull out the stove and fridge, and clean the walls and floor behind them. We ask that you kindly leave both appliances pulled out for inspection.
  4. Cupboards: Clean the inside of the cupboards and drawers, and thoroughly wash the cupboard doors.
  5. Dishwasher: Thoroughly wash the dishwasher.
  6. Sink and Countertop: Wash the sink and countertop.
  7. Floor: Mop the floor.
Living Room and Bedrooms
  1. Clean the window ledges and make sure they are free of dust and dirt.
  2. Sweep and clean the balcony.
  3. Thoroughly clean and wash all closet shelves.
  4. Vacuum and shampoo the carpets. Please note that portable rental units may not provide adequate cleaning.
Bathroom
  1. Clean the tub and tiles thoroughly, making sure to clean out the scales.
  2. Scrub the toilet inside and out.
  3. Clean inside the cupboards and drawers, and thoroughly wash cupboard doors.
  4. Clean mirrors. At the end, there should be no streaks or markings.
  5. Clean the sink and remove all scale buildup from taps and surrounding areas.
  6. Mop the floor.
Miscellaneous
  1. Clean and wash storage rooms.
  2. Clean all windows and patio doors inside and out. Please ensure the tracks and curtain rods are free of dust and dirt.
  3. Clean linen closet shelves.
  4. Thoroughly wash walls and baseboards.
  5. Clean all light globe covers and replace burnt-out bulbs. Please note that failure to do so will result in a charge.
  6. Vacuum all window and patio ledges.
  7. Dust tops of all door and window casings.
  8. Wipe all doors clean.
  9. Dry clean draperies.
Areas that are often overlooked
  1. Underneath the stove’s drop pans.
  2. Cupboard and closet shelves.
  3. The floor behind the stove and refrigerator.
  4. The rubber seal of the refrigerator.
  5. The interior and exterior of cabinet doors.
  6. Light fixtures, and replace any burnt out light bulbs.

As per your lease agreement, any necessary repairs or cleaning required after vacating the property will be charged back to you. Professional cleaning of carpets and draperies will also be charged if not completed to our satisfaction.

Please remember that you are required to vacate the property by 12:00 noon on the last day of your tenancy.

Your security deposit will be returned in accordance with the Alberta Residential Landlord and Tenant Act. We will contact you with details regarding your deposit return.

Before leaving the premises, please ensure that all sets of keys, garage door openers, key fobs, and parking passes are gathered and left on the kitchen counter.
